Metro Phoenix has flipped from a landlord's market to a renter's market. Vacancy rates are around 8.4%, rent is down about 4.2% year-over-year at roughly $1,695 a month, and Tempe alone added 5,600 new apartment units this year. The broader Valley brought in over 10,500 new rentals. Renters have options now.
