Qualifications for approval
- Credit score of at least 600 — exceptions can be made.
- Income must be 3× the monthly rental amount(Each roommate should earn 1 1/2 times the rent. If one or more roommate(s) do not, at least one roommate must meet the three (3) times requirement.)
- Evictions and/or judgments for rent will not be accepted.
- Cannot have any monies owed to current or previous landlord(s).
- Bankruptcies must be discharged.
- We do not rent to sex offenders.
- Criminal convictions may result in denial of your application.
- Service animals: current doctor's note required from a local physician.
If you're close on a requirement, let's talk. Some items may allow exceptions depending on the full application.
Move-in requirements
The security deposit and a signed lease are required within 24 business hours of application approval.
These timelines help us hold the home for you and keep the process fair for everyone.
Other applicable charges
- Additional security deposit (risk-based): payment of an additional security deposit up to 1 and ½ times the monthly rent may be required under certain circumstances to offset risk factors presented in an applicant's rental, employment, or credit history.
- Vacant properties: move-in must be no later than 2 weeks past the date the application is approved.
- Move-in date on the 16th or after: you will be required to pay the full next month's rent with move-in as well.
